How do I apply for an apartment?
Applications for Core can be completed conveniently online via our property website.
What income, credit, and screening qualifications are needed to apply?
Core requires a combined gross household income equal to three times the monthly rent. We utilize a third-party screening process that evaluates your overall credit history rather than a specific credit score. Any applicant over the age of 18 will also be screened for criminal background, rental history, income, and credit.
How long does the application approval process typically take?
The Core team strives to wrap up the application process within 72 hours, though this may vary depending on outside factors such as third-party screening and rental history verification.
What are your available lease terms and lengths?
Core offers flexible lease terms ranging from 3 to 15 months, depending on availability.
What is the total estimated cost due at move-in (deposits & fees)?
At the time of application, Core requires a $50 application fee per applicant and a $300 administrative fee. Any potential security deposits and prorated base rent will be due at move-in based on third-party screening results.
Are security deposits refundable?
Security deposits at Core are determined by screening results and are potentially refundable at move-out, depending on the condition of the apartment and other factors.
What is the penalty for breaking a lease, or do you allow lease transfers?
To terminate a lease early at Core, residents must provide a written 60-day notice to vacate and pay an early buyout fee equal to twice the base rent.
Are pets allowed, and what are the restrictions/fees?
Yes, Core is a pet-friendly community allowing a maximum of two pets per apartment. There is a $450 one-time pet fee and a $25 monthly pet rent per pet. Our community also features a dedicated pet spa and offers access to dog walking and grooming services.
Is renter's insurance required?
Yes, Core requires all residents to maintain renter's insurance with a minimum liability coverage of $300,000.
Is this a smoke-free community?
Yes, Core is strictly a non-smoking community.
What is the policy on subletting or Airbnb/Short-term rentals?
Core does not permit subletting or short-term rentals, including Airbnb.
What is the guest policy for overnight stays?
Guests are welcome to stay overnight at Core. However, we kindly ask that management is notified if a guest will be staying for seven consecutive days.
Do you offer virtual, self-guided, or in-person tours, and how do I schedule one?
You can easily schedule a tour of Core by contacting our community directly or booking online through our property website.
How do I handle maintenance requests?
Core provides 24-hour emergency maintenance services for your peace of mind. Standard maintenance requests can also be submitted through our resident portal.
How do I pay rent? Can I pay online?
Rent at Core can be securely paid online via debit card, credit card, or ACH transfer. We also accept in-person payments using a check or certified funds.
What utilities are included in the rent?
Utilities are not included in the base rent at Core. Monthly estimated charges include valet trash ($30), AT&T Internet ($65), and pest control ($4). Water and sewer are billed based on your apartment's square footage and occupancy, while electricity is set up and billed directly through Evergy.
Which providers are available for internet and cable?
High-speed internet at Core is provided exclusively through AT&T.
What appliances and finishes are included in the kitchen?
The kitchens at Core feature premium finishes, including custom white melamine cabinetry, elegant quartz countertops, and high-quality stainless steel appliances.
What general features and finishes are standard in the apartments?
Standard residences at Core feature high ceilings, picture windows with stunning downtown views, wood-plank flooring, modern hardware and lighting, and spacious oversized closets.
What type of flooring do the apartments have?
The apartments at Core feature beautiful wood-plank flooring throughout.
Is laundry included in the apartment?
Yes, every residence at Core includes a convenient in-home washer and dryer.
Do the apartments have A/C or specific climate control?
Yes, all apartments at Core are fully equipped with central air conditioning.
Does the apartment have extra storage space?
Yes, residences at Core feature spacious oversized closets. Additionally, our community offers extra resident storage spaces and dedicated bike storage.
What other community amenities are available?
Core offers an extraordinary amenity package, including a heated saltwater pool with a Baja deck and swim-up bar, poolside cabanas, a yoga and spin studio, a 2-story rock climbing wall, a CrossFit studio, a sports simulator, a cold plunge, a steam room, a dry sauna, bocce ball and pickleball courts, and a stunning rooftop club room with a kitchen.
What are the hours for the pool, gym, and clubhouse?
Most community amenities at Core, including the gym and clubhouse, offer 24/7 access. The pool is open daily from 10:00 AM to 10:00 PM.
Does the community host resident social events?
Yes, Core is proud to host resident events, offering group fitness classes, water yoga, and concierge-style services that regularly coordinate visiting food trucks.
Is the apartment set up for remote work?
Yes, Core is perfectly set up for remote work, offering expansive co-working spaces, private study booths, and a fully reservable conference room.
Is the building secured or controlled access?
Yes, Core features access-controlled buildings and utilizes an after-hours courtesy patrol for added security.
What is the parking situation (including EV charging)?
Core provides free surface parking for residents, along with optional attached and detached garages. We also offer EV charging stations on-site.
Where do guests park, and do they need a permit or pay a fee?
Guest parking at Core is free and available on a first-come, first-served basis with no permits or fees required. If a guest will be parking frequently or for an extended period, we kindly ask that you notify the leasing office.
How do I get my packages (is there a locker system)?
Core utilizes a secure and convenient Package Acceptance Program for all of your deliveries.
Are the apartments ADA accessible, and do the buildings have elevators?
Yes, the Core community features elevator-serviced buildings and offers select ADA-accessible apartments.
What are the closest options for grocery and dining?
Core is conveniently located near excellent grocery and dining options, including the historic Kansas City River Market, Aldi, Cosentino's, Costco, Target, and Whole Foods Market.
How close is the property to major highways, commuter routes, or specific major employers?
Core offers direct access to Berkley Riverfront Park and the historic River Market, with excellent secondary access to Downtown Kansas City, Hospital Hill, and the North Kansas City business district.
Is public transportation easily accessible?
While there are no immediate bus stops or rapid transit stations directly adjacent to Core, alternative transportation methods or personal vehicles are recommended for commuting around the area.
