Do I have to pay first & last month's rent?

At the time of move-in, you will be responsible for your prorated rent and a potential deposit based on your screening.

What leasing options are available?

Depending on expiring leases caps, we offer 3-15 month leases.

What are the qualifications - income, credit history checks, criminal history, rental history, etc.

We require 3x the monthly rent in gross income. All applicants will be screened through a third-party vendor that checks for credit, criminal background, rental, and income. We also require at least one year of positive rental history.

Can I apply online?

Yes! You are more than welcome to come in during business hours, and we can assist you, or you can do this from the comfort of your own home.

What fees/deposits are due upon applying? Moving in?

At the time of the application, there is a $50 application fee per applicant as well as a $300 admin fee due. Potential deposits are due at the time of move-in and are based on our 3rd party screening vendor, ResidentVerify.

When is rent due and how can I make my rent payment?

Rent is due on the 1st. We encourage the use of our ResidentPortal where you can link bank accounts, debit, or credit cards. You are also welcome to bring a check into the leasing office during business hours.

Is there a late fee for overdue payments? Is there a grace period?

Late fees will occur on midnight of the 4th, going into the 5th of the month. Late fees are 15% of your rent.

Is renter's insurance required?

Yes, we require a $300,000 liability minimum

What utilities are NOT included in the rent?

Residents will be responsible for all utilities. Valet trash is $30 a month, Pest Control is $4 a month, and Water/Sewer will be billed based on the square footage of the apartment and how many occupants are living there. Electricity is through Evergy, and they will bill you directly for your usage. You will also set up an account with AT&T for internet, in which they bill you directly.

What costs are not included in the rent?

We have private detached garages for $200 a month, private attached garages for $285 a month, or complimentary surface-level parking. Our pet fee is $25/month for 1 pet or $35 or 2 pets.

What is the average cost for utilities each month?

This varies based on the size of your apartment and the number of occupants in the apartment. Reach out to our team so we can provide the best estimate for you!

Are corporate rentals available?

Yes! We are able to do corporate leases. We will screen the corporate housing provider and any residents who would be living in the apartment.

What happens if I need to move out before my lease expires?

To terminate your lease agreement early, we require a written 60-day notice to vacate as well as a buyout fee of 2x your base rent. due when notice is given.

What are the hours for the fitness center?

What are the hours of your Leasing Center?

Monday - Friday 9AM-6PM, Saturday 10AM-5PM.

Is there a bathtub or just a shower? Are they together or separate?

Depending on the layout, we have walk-in showers and tub/shower combos. Reach out to our team to confirm!

Do apartments have dishwashers?

Yes.

Does the apartment come with a microwave?

Yes.

Are stoves gas or electric?

Electric.

Do kitchen sinks have a garbage disposal?

Yes.

Do you have free internet/WiFi? (Where is it available?)

Yes, all throughout our clubhouse and common areas.

Do you have cable?

Yes, in all common areas.

How do I reserve community amenities?

Does this community have a pest control service?

Yes, this service is $4/ month.

Are BBQ grills available year round? What kind of grills do you have?

Yes, 2 gas grills.

Are concierge services available?

Yes, our leasing team is available Monday-Friday 9am-6pm, and Saturday 10am-5pm.

Are there restrictions for what can be put on balconies or patios?

Objects outside of patio furniture are prohibited (i.e umbrellas, storage items, gas grills)

I have a noise complaint. Who do I contact?

If it is during business hours, we encourage you to report this to your leasing office. If the leasing office is closed, we recommend calling Brightside safety. You can find their contact in your Resident Information Guide provided at move-in or reach out to the leasing office and we can provide this for you.

What is the smoking policy?

We are a non-smoking community.

I need emergency maintenance. Who do I call?

Please call our leasing office (816-381-9100) and follow the prompts.

I have a non-emergency maintenance issue. Who do I contact?

We encourage you to utilize our ResidentPortal and input a work order. You can also reach out to the leasing office and we are happy to assist you.

Do you allow pets? What is the pet policy?

We allow 2 pets per apartment and do not have breed or weight restrictions.

What is the parking situation?

We have a free gated parking lot. Detached garages are $200/ monthly, and attached garages are $285/ monthly.

What is the policy for snow removal?

We have a contract with Metro Snow Removal, and they will remove snow from the parking lots and walkways throughout the community

What is the procedure for moving out?

At move-out, you will turn in the apartment keys, and we will conduct a move-out inspection with you to assess the state of the apartment and notify you of any charges that may be incurred.
